Italian is the official language. Contracts and listings are often written in Italian first.
Lugano, Locarno, and Bellinzona are not interchangeable: different lakes and valleys, and different commutes toward Milan or the Gotthard.
Cross-border life with Italy is ordinary here. A Swiss listing is still a Swiss address, in CHF, under Ticino rules.
Ask whether a rent includes spese accessorie. The German word Nebenkosten shows up even south of the Alps. The contract will use its own term.
