How Swiss cantons differ for housing
Twenty-six cantons, four languages on Nestivi, and why a national average is a poor way to choose a home.

Switzerland is a federal country. Housing search still uses the same francs and the same idea of a room, but the canton changes the language, the tax and transfer rules, and often the forms. Nestivi covers all 26 cantons. Each published listing stores the official two-letter code, the same codes used on the canton pages.
Language regions, without a map lecture
- German is the official language in most cantons, including Zurich, Bern (with a French-speaking minority in the Jura bernois), Lucerne, Basel-Stadt, Basel-Landschaft, and St. Gallen.
- French is official in Geneva, Vaud, Neuchâtel, and Jura. Fribourg and Valais are officially bilingual, French and German.
- Italian is official in Ticino. Graubünden uses German, Romansh, and Italian.
Nestivi’s interface is English, German, French, and Italian from the start, so you can search in the language you read. The listing text itself is whatever the publisher wrote in each language field. A missing translation falls back to the text they did provide. The notary deed or the tenancy will still follow the local language.
What actually changes when you cross a canton line
Property transfer costs and the notary’s role are cantonal. Rental conciliation is local. A commune may matter as much as the canton for schools, tax, and permits. None of that appears as a score on Nestivi. The canton pages show published listings and a short geographic introduction. They do not rank cantons by price, tax, or “quality of life”, because those rankings go stale and they are not something a listing feed can honestly compute.
City names need the same care. Basel the city is in Basel-Stadt (BS). The surrounding towns are often in Basel-Landschaft (BL). Bern the city and the canton of Bern share a name and not the same boundary. Zurich the city is not Winterthur, even though both are in ZH. Geneva the canton does not include Nyon, which is Vaud. The city pages name that difference: language, neighbouring communes, and what seekers usually ask. They still do not quote a local price index.
How to use the pages
- Open a canton to see every published home Nestivi has there, for sale and for rent.
- Open a city when you already know the place. The grid is still only published listings.
- Use search when you need price, rooms, or a move-in date. The place page is the stable URL; search is the filter.
If a canton page is empty, that means no published listing matched that code. It does not mean the canton has no homes. You can list one, or widen the search to the rest of the country.
