Renting a home in Switzerland

How to read a Swiss rent listing, what landlords often ask for, and which points belong in the contract rather than in a guide.

On Nestivi, rent and sale sit side by side. A rent price is a monthly amount in Swiss francs. This note describes how people usually search for a rental in Switzerland. It is not a summary of tenancy law, and it does not say what a particular landlord will accept.

Read the price carefully

The figure on the listing is the amount the publisher entered. In Switzerland that is often the net rent, with service charges (Nebenkosten) on top, but some listings roll charges into one number or describe a furnished short stay. The description should say which it is. If it does not, ask before you compare two homes.

Service charges are common enough to have their own note: heating, water, caretaker, and shared costs are not the same thing as the rent itself, and they are settled in different ways.

What an application often includes

Landlords and agencies often ask for a short file: identification, something about your work or income, and a debt-register extract (a Betreibungsauszug). In tighter cities, viewings can be crowded and replies can be short. That is a description of the market’s habits, not a vacancy rate — Nestivi does not publish one.

Send only what the listing contact asks for. A marketplace should not need your identity documents in order for you to browse. On Nestivi, publishing a home is done by the owner of that listing. Searching does not require you to upload a dossier to the platform.

Deposit, entry date, and notice

  • A security deposit is common. Many contracts set it at up to three months’ rent and hold it in a separate account. Confirm the amount, the account, and the conditions in the contract you are offered.
  • The available-from date on a Nestivi listing is the date the publisher gave. “Immediately” means they did not set a later date. It is not a guarantee the home is empty.
  • Notice periods, renewal, and who may live in the home are contract terms. They also interact with cantonal practice. Read the draft, and ask a tenants’ association or a qualified adviser if you need an interpretation.

City, canton, language

A rental in Geneva is not administered like a rental in Lucerne. Forms, the language of the tenancy, and local conciliation offices differ. Use the city and canton pages to see published homes in that place, then use search if you want to mix filters such as rooms, price, and move-in date.

Search homes for rent

If you are comparing buying and renting, keep both searches open. Nestivi does not push one over the other. A monthly rent and a purchase price are different units in francs. The buying note covers purchase costs and permits. A separate note puts the two decisions next to each other without a fake break-even.
