Nestivi and the other Swiss property sites

A plain comparison with Homegate, ImmoScout24, and Neho: search, languages, favourites, and listing your own home.

Switzerland already has large property sites. Nestivi is another place to search and to publish, built only for this country: cantons, Swiss francs, and Swiss addresses. This note says what is different in kind. It does not claim that Nestivi has more listings, more visitors, or better prices. Those figures are not ours to invent, and a comparison that invents them is not a comparison.

What a fair comparison can say

Homegate and ImmoScout24.ch are search portals for the whole country. Both have a website and an app. Both work in German, French, Italian, and English. Both list homes to buy and to rent. Advertising a home on either one is a paid service, described on that company’s own pages. The tariff changes, so this guide does not copy a price. Browsing their listings is not the same step as buying an advertising package.

Neho is not the same kind of product. It is a Swiss agency with a fixed fee for selling, which it publishes itself, plus a search that gathers sale listings from other public sites. English, German, and French are the languages in the terms checked for this note. Italian is not described there. A general rent search is not what Neho is for. Gathering public sale ads is not, by itself, a statement that anyone scrapes private contact files.

Nestivi, in this beta, does not take a payment. Search, favourites, and publishing are free because no checkout exists — not because a discount is running against a hidden price list. That can change later. Until it does, “free” means free during beta, not “free forever” and not “cheaper than a number we did not print”.

Three different kinds of product

Homegate and ImmoScout24 are established Swiss search portals. Both offer a website and a mobile app, in German, French, Italian, and English, with filters and a way to save favourites. Owners can advertise there; on ImmoScout24, publishing a listing is a paid package, which the company describes on its own site.

Neho is a Swiss agency with a fixed-fee sales service, plus a search that gathers sale listings from other public sources. Its public pages emphasise selling and buying. English, German, and French are the languages described in its terms. A general rent search is not the product.

Nestivi is a marketplace for both directions. Buy and rent use the same cards, the same filters, and the same weight on the home page. The interface is English, German, French, and Italian. Favourites are part of the product. A landlord publishes and edits their own listing; visitors only see rows marked published.

What Nestivi does not do

  • Nestivi does not scrape personal data to build listings. A home appears because someone published it.
  • Nestivi does not copy private contact files from other portals. The comparison page does not accuse other products of doing so either. Where they have not said, the table says “not stated”.
  • Nestivi does not pretend to cover the whole Swiss inventory. If a canton page is empty, it is empty.

How to choose

Use the large portals when you want the widest public net. Use Neho when you want an agency to sell, or their aggregated sale search. Use Nestivi when you want a Switzerland-only search in four languages, with buy and rent treated the same, and a direct way to publish a listing you control.

You can use more than one. A serious search usually does.
